Topic 16.1: Onboarding Your First Tenant
The tenant move-in process sets the tone for the entire tenancy. A smooth onboarding prevents future disputes.
- Sign a Strong Lease: Ensure every detail is covered, from the rent due date and late fees to policies on pets and smoking.
- Conduct a Move-In Inspection: Walk through the property with the tenant and use a detailed checklist to document the condition of every room, wall, and appliance. Take dozens of photos and videos. Have the tenant sign this report. This document is your primary evidence if there is a dispute over the security deposit when they move out.
- Provide a Welcome Packet: Give the tenant a folder with a copy of their lease, contact information for maintenance, instructions for setting up utilities, and details on trash/recycling
